What Are Patio Homes?

Patio homes are free-standing dwellings that adjoin one another. Think of it as a townhome, but with a single-story layout. While some patio homes may have small yards or patios, this is not always the case. What effectively differentiates a patio home from other types of real estate is that it combines the benefits of condo living with the flexibility and space of a single-family home.




Unlike condo owners, patio homeowners own the lot the property sits on as well as the building’s exterior and surrounding structures, such as porches and walkways. Patio homes are a great option for empty nesters who want to downsize and not worry about exterior maintenance work. But they also appeal to first-time homebuyers who are looking for entry-level real estate at a more affordable price point.




Another upside about these developments is that they offer a variety of shared amenities, such as swimming pools, fitness center, clubhouses, trails, and bike paths. The floorplans for patio homes can vary significantly – from a basic ranch to lofts and finished basements. Patio home exteriors also run the gamut from coastal to craftsman and usually feature a transitional aesthetic that melds modern and traditional elements. 




While these small-lot homes have gained in popularity over the last several years, they may not be for everyone. The most noticeable drawback is that patio homes share at least one wall with one another. This close proximity to neighbors can lead to a lack of privacy and disputes over noise. In addition, because homes are attached, it is important to understand the risks of damages to one’s property that may originate in a neighbor’s dwelling.
