Living in this current environment where we are urged to stay home to protect ourselves and others has created a somewhat challenging situation when it comes to buying and selling homes. No matter the part of the country you live in, there is likely some sort of restrictions on showing homes, yet there are still many homebuyers who need to purchase.


In a recent survey conducted by Realtor.com, 25% of homebuyers said they would purchase a home without ever going inside. Additionally, real estate company Redfin reported a 94-fold increase in video chat tour requests, and Zillow reported a 191% increase in the creation of 3D home tours.


So, if you’re a real estate agent, what are the best ways to make your listings stand out and help sell homes virtually? Here are some tips:



  • 3D scans and virtual tours will help buyers feel like they are in the home. By having the entire floorplan accessible virtually, potential buyers can go through the home from their computer and feel like they have a good idea of the layout.

  • Shoot a video tour using your phone camera or FaceTime with buyers. This will not only allow them to virtually walk through the home, but you can zoom in on features and answer questions they may have.

  • Virtual staging can fill an empty house without actually using furniture. This will help buyers envision how they will use rooms if they purchased the home.

  • Use an online chat platform such as Zoom or Google Hangouts to go over offers, documents and other important items with potential buyers.
