A home inspection is an important part of buying a home because the home inspector will verify that your home is in good condition and report any potential problems to the buyer. But it can be a stressful part of the process for both buyers and sellers. While an inspection is typically paid for by the buyer, the seller can be on the hook for any repairs that may turn up in the report.
As a homeowner, it is important to be aware of any potential damages that could derail the sale and be proactive about them. Here are some steps to pass a home inspection with flying colors:
Tidy it up:Although inspectors focus on more than just the cosmetic aspects of your home, a squeaky-clean home sends the message that you have kept up with maintenance and care of the property. Once you’re done cleaning, make sure to step outside and let the inspector do their job.
Make minor repairs: Survey all rooms of your house and make repairs to things that are broken. Doors that don’t latch well or drawers that stick can make your home seem like it hasn’t been well kept. Make sure appliances are in working condition and check all toilets, faucets, outdoor spigots, and bathroom sinks for leaks and signs of corrosion.
Declutter access points: Be sure all access points, such as garage, roof, attic, and crawl space, are unobstructed and unlocked. If need be, provide keys and codes to the home inspector for all doors, gates, and other entryways. Move any personal items and furniture that could be blocking critical access to electrical panels, water heater, and HVAC system. If you have pets, make sure they are removed or secured. Having the property ready for inspection can prevent unnecessary delays.
Provide the paperwork: If you have a list of major improvements made since you purchased the home, such as roof and window replacements, this may help the inspector quickly determine the age of the upgrade. Leave paperwork for any maintenance, repairs, or insurance claims, including receipts with date of purchase for items such as appliances, HVAC system, water heater, and other essential systems.
