When choosing a building lot for your home, there are many things to consider. Once you have selected a neighborhood, you will want to do a thorough investigation of the lots available, and decide which best fits the needs of you and your family. Below are some things to consider when choosing a building lot:
Corner Lots – In quieter neighborhoods, corner lots can be great because they provide the luxury of a side yard as well as a backyard. In busier neighborhoods, however, constant traffic may be an issue. Busier neighborhoods also generally provide a larger yard to maintain, as well as more sidewalks. Evaluate the traffic in your neighborhoods and determine whether a corner makes the most sense for you and your family.
Surrounding Vacant Lots – If you are in love with a lot because of the view it provides, ensure that the lot is not surrounded by other vacant lots, which may soon be home to more houses blocking your view. While surrounding vacant lots may provide the illusion of more space, they are likely going to be sold for building as well.
Cul-de-sac Lots – Much like corner lots, cul-de-sac lots have pros and cons. While a cul-de-sac lot generally provides a quieter space and more area for children to play, the lot can often be shaped irregularly, causing builders to charge a premium based on size. Talk to your builder before purchasing a cul-de-sac lot to ensure that it is the best decision.
Sloped Lots – Lots that are steeply sloped may require terraced landscaping and irrigation systems, which can be costly. Steeply sloped lots also minimize the space of usable area for children and pets to play outdoors.
Sun Placement – When choosing your lot, consider which direction the front of your home will face. The location of the suns rising and setting plays a large role in home heat from windows, as well as factors such as melting snow off driveways.
