When building a new home, several steps take place before construction begins. These steps include signing a purchase agreement, selecting a floor plan and choosing design options. Once you are ready to break ground, you will enter the following phases of new home construction:
- Excavation – This is where the position of the home on the lot is staked and the lot is prepped for the foundation to be poured. This can involve grading the site to provide a flat surface, or digging if the home requires a basement.
- Foundation – The foundation is made of concrete and serves as the actual supporting structure of your home. Depending on the location of your home, the foundation could be slab construction, block wall construction or poured wall foundation.
- Rough Framing – Rough framing is where the shape of the home begins to take place. This process includes building the subfloor, walls and roof structure as well as adding roof shingles, windows and door units.
- Rough Mechanics – “Rough mechanics” refers to mechanical portions of building such as plumbing, electrical and HVAC. During this stage, insulation is also installed, and water, gas and electric utilities are connected to the home.
- Drywall – This process involves the hanging and finishing of drywall, which allows the rooms to be separated and divided. Exterior home finishing such as brick, stone and siding are also added during this phase.
- Interior Finishing – The installation of interior finishes such as cabinets, trim, countertops and mirrors are added during the interior-finishing phase. Additionally, the interior and exterior of the home are also painted.
- Finish Mechanics – Visible portions of mechanics such as faucets, showerheads, plumbing and light fixtures are installed during this building stage.
- Final Finishing – Finishing touches such as cleaning and paint touchups take place, and quality assurance inspections ensure that everything is as it should be according to architectural plans.
